A flat is a complete apartment, with a fitted kitchen and shared building facilities, cleaned between guests and with a 24-hour porter — but without a hotel reception or daily housekeeping. The hotel delivers service: breakfast, housekeeping every day and a permanently staffed reception.

Generally not. When it exists, it is a courtesy from whoever manages the unit or a separate service offered by the building, and it needs to be stated in the booking. At HIT Cabo Branco, for instance, breakfast for those who book with MAREVI is our compliment, paid for by us.

A limpeza é feita todos os dias em um flat?

No. In short-stay rental, cleaning happens between guests, with the apartment prepared before your arrival. Anyone who wants the bed made and towels changed daily is looking for a hotel.

Flat ou pousada: qual vale mais a pena?

The flat wins on its own kitchen, space and shared facilities like pool and gym. The guesthouse wins on breakfast included, personal service and price. For long stays, with family or remote work, the flat usually takes it; for two or three nights with breakfast served, the guesthouse does better.

Flat tem estacionamento?

It depends on the building, and in most the parking is rotating: shared, with no assigned space, on a first-come basis. If you are arriving by car, confirm beforehand and let the team know in advance.

Is a flat worth it for a two-night trip?

Usually not. In two nights there is no time to use the kitchen or the shared areas, and a hotel's breakfast counts for more. The flat pays off from four days, with family, with children or on remote work.

Even so this text is worth writing, because most bad reviews in short-stay rental come from the wrong expectation: people who booked an apartment expecting hotel service, or booked a hotel expecting apartment space. Nobody wins from that — not the traveller, not the operator.

O que é um flat, afinal

The term caught on in João Pessoa more than in most Brazilian cities, and it sometimes means different things. In practice, a flat is an apartment in a building with shared facilities and a porter, designed for turnover — it is not a hotel room, and it is not an ordinary residential apartment.

A unidade é um apartamento completo: cozinha equipada, geladeira, banheiro privativo, ar-condicionado, TV e Wi-Fi.

The porter's desk belongs to the building and is staffed 24 hours, but it is not a hotel reception — there is no concierge, and no housekeeper coming round every day.
Each unit has a different owner. Whoever manages yours may not manage your neighbour's — and the two may have different standards.

That last point explains most of the confusion around the model: the building is one, the experience depends on whoever operates the unit. That is why it is worth looking at the manager's reviews, not just the building's photos.

Quando o flat é a escolha certa

Stays of four days or more. The longer the trip, the more the kitchen and the space count.
Viagem com criança. Cozinha, espaço separado e lavanderia mudam a rotina — tratamos disso em João Pessoa with children.
Family or group. Two couples in an apartment with a living room cost less than two hotel rooms, and there is somewhere to sit and talk.
Trabalho remoto. Wi-Fi, mesa, cozinha e silêncio, com estada longa a preço decrescente.
Anyone who wants to cook, even if only breakfast.
Anyone who values a pool and a gym without paying the nightly rate of a hotel with a pool and a gym.

Quando o hotel ganha

This section exists because it is true, and because we do not want an unhappy guest.

A one or two-night trip. There is no time to use the kitchen or the shared areas, and breakfast served is worth more.
Breakfast as a priority. In a flat, breakfast is the exception — when it exists, it is a courtesy from the manager or a separate service from the building, and it needs to be in writing.
Daily housekeeping. In short-stay rental, cleaning happens between guests, not every day. Anyone who wants the bed made and towels changed daily wants a hotel.
Recepção presencial permanente, com concierge, bagageiro e reserva de restaurante.
Viagem de trabalho com nota fiscal corporativa e política de reembolso rígida.
Anyone who does not want to think about anything. The hotel is the model where the fewest decisions are yours.

E a pousada

It sits in the middle, and it is the most underrated model in the comparison. A guesthouse is smaller, usually includes breakfast, has personal service from the owner and generally costs less than a hotel.

It wins on warmth and local knowledge. Whoever serves you lives here and knows where to eat.

It varies a great deal. A good guesthouse is excellent; a bad one has no chain standard to protect you. Recent reviews are essential.

In João Pessoa, most guesthouses are off the seafront's front row, which usually means a lower price and a few more minutes on foot.

O que perguntar antes de reservar, em qualquer modelo

Metade das avaliações ruins seria evitada por seis perguntas feitas antes:

Is there breakfast? If so, who serves it, at what times, and is it included or charged separately?
Is cleaning daily or between guests?
Qual a capacidade real da unidade, contando crianças?
Há berço ou cama extra?
Is there parking? Is the space assigned or rotating? In flat buildings, most are rotating, on a first-come basis.
Which shared areas are available to guests? The barbecue and the party room sometimes are not.

Se a resposta a qualquer uma dessas perguntas for vaga, insista. Resposta vaga antes da reserva é problema depois da chegada.

How we do it, and when we tell you not to book

We operate apartments in flat buildings on the João Pessoa seafront and in Cabedelo. Fitted kitchen, 24-hour porter, the building's shared areas, cleaning between guests and a local team answering on WhatsApp during your stay.

Where we are specific, because it has caused problems for others: at HIT Cabo Branco there is breakfast, and it is our compliment — we pay for it, not the building. We put it that way because it is the difference between a service that can be withdrawn without notice and a commitment from whoever sold the booking.

And the case where we tell you to look elsewhere: two nights, no intention of cooking, with breakfast and daily housekeeping as priorities. In that scenario a good hotel serves you better, and we would rather say so beforehand than get three stars afterwards.
